FOUR Property ServicesCommercial enquiriesFOUR for professional property clients
FOUR provides managed cleaning, maintenance, decorating and property preparation for the people responsible for keeping properties moving, presentable and properly maintained.

The FOUR commercial offer
Professional property clients do not need another contractor to chase. They need a reliable response, a clear scope, consistent delivery and someone who understands the impact of delays.
FOUR has been built around that reality. We coordinate the right people and services through one point of contact, whether the requirement is a single clean, a reactive repair, a void turnaround or an ongoing multi-service arrangement.

FOUR can support a defined one-off requirement, a sequence of works around a handover, or regular support across occupied and vacant properties.
For offices, communal areas and managed sites, we can agree the areas, frequency, access arrangements and expected standard before work begins.
Builders cleans, sparkle cleans and property preparation are coordinated around the programme, handover condition and the deadline that matters.
For voids, tenancy changes and occupied buildings, FOUR combines the right cleaning, decorating, repair and preparation work into one managed scope.
Larger project scopes
We will review the brief, arrange a site visit where needed, identify the trades and sequencing required, and provide a clear itemised proposal. Specialist or regulated work is assessed separately and delivered through appropriately qualified contractors.

Built around professional property work
FOUR’s property-industry background informs how we work: the importance of communication, access, turnaround time, occupier considerations and a job completed to the agreed standard.
That means a practical service designed for estate agencies, property managers, contractors, developers and businesses, without the administrative burden of coordinating separate trades for every job.

Insurance, safety & site standards
For major refurbishment, construction and occupied-property work, delivery must be planned around the site rules, risk controls and documentation required for that specific project.
FOUR maintains public liability cover. Before appointment, delivery partners are checked for the insurance, competence, training and role-specific qualifications appropriate to their work, including employers’ liability where they employ staff.
For relevant work packages, project-specific risk assessments and method statements are agreed before attendance. This can include manual handling, dust control, strip-out, electrical or mechanical work and access arrangements.
Operatives and contractors are expected to complete the required site induction, follow the agreed rules and attend in suitable PPE. Safety footwear and high-visibility clothing are used where site conditions require them.
Activities requiring permits or additional authorisation, including hot works, electrical isolation, work at height or temporary works, are coordinated within the site’s permit-to-work process and only proceed when authorised.
Where a project requires it, work is planned around fire routes, emergency procedures and the protection of residents, occupiers, visitors and neighbouring properties. FOUR coordinates closely with the appointed site lead.
We plan for protected access routes, tidy work areas, controlled materials and waste, and respectful control of dust, noise and disruption. Completion photographs and a clear handover update are provided where appropriate.
The exact documents and controls are confirmed according to the service, site and scope of work. On CDM projects, FOUR works within the appointed Principal Contractor’s construction phase plan and does not assume statutory dutyholder roles unless formally appointed. Please share any supplier, access or health-and-safety requirements when you enquire.
